If your water heater has been making popcorn noises, taking longer to heat, or just quietly racking up your energy bill, there’s a good chance sediment is building up in the bottom of the tank. Flushing it once a year is one of those unglamorous homeowner habits that pays you back in fewer repairs and a longer heater life.

Safety first
Let the water cool (recommended)
If you can, give the heater some time to cool before you drain it. The safest approach is to do this when nobody needs hot water for a bit, then wait an hour or two. If that is not realistic, at least treat the discharge water like it is hot enough to burn you, because it can be.
Electric water heater
Turn off power at the breaker to the water heater. Not the wall switch, not the thermostat, the breaker. Electric elements can burn out fast if they’re on while the tank is partially drained.
Gas water heater
Set the gas control so the burner cannot fire while you drain. On many units that is Pilot or Off, but some modern controls use settings like Vacation or Low instead. Follow the label on your unit or the manufacturer instructions.

How to flush a tank water heater
1) Choose your method
You can flush two ways. Both work.
- Method A: Drain then burst flush (best for heavier sediment)
- Turn the cold supply off, drain the tank, then use short bursts of cold water to stir and push sediment out.
- Method B: Flow-through flush (faster, less draining)
- Keep the cold supply on and drain from the bottom until the water runs clearer. This often removes loose sediment but may not clear as much from the bottom layer.

2) Turn off the cold water supply (Method A)
You’ll see a cold water shutoff valve on the pipe feeding the top of the tank. Close it to drain the tank more completely. If you’re doing Method B, leave it open.
3) Connect a hose to the drain valve
The drain valve is near the bottom of the tank. Thread the garden hose on snugly. Run the other end to a floor drain or outside.
Keep the hose end lower than the tank so gravity can do its job.
4) Open a hot faucet to vent
Go to a sink or tub and open the hot side. If possible, use a hot faucet on the highest level of the home. This prevents vacuum lock and lets the tank drain smoothly.
You may see advice to lift the temperature and pressure relief valve (T&P valve) lever to vent. It can work, but it can also create a new problem if an older valve does not reseat and starts dripping. My take: stick with the open hot faucet venting unless you really know what you are doing and the discharge pipe terminates safely.
5) Drain the tank
Carefully open the drain valve and let it run. The first few gallons might look cloudy or rusty. That’s the point.
Timing note: Drain speed varies a lot. Some factory drain valves are small and restrictive, and sediment can slow things down. A slower drain is not automatically a sign something is wrong.
Hot water warning: If you recently used hot water, the tank can be very hot. Keep kids, pets, and bare feet away from the discharge end of the hose.
6) Flush out the sediment
Once the flow slows or stops, briefly open the cold water supply valve (a quick on-and-off burst) to stir up sediment and push it out the drain. Repeat until the water runs noticeably clearer.
If you have a lot of sediment, you may see little mineral chunks. That is normal.
If you are doing Method B (flow-through), keep the cold supply open and just let the tank drain from the bottom until it clears.
7) Close the drain, refill, and purge air
Close the drain valve. Remove the hose (or leave it on until you’re sure it’s not leaking). Open the cold water supply valve fully to refill the tank.
Keep the hot faucet open until you get a steady stream of water (no sputtering). That means most of the air is purged from the lines and the tank is full.
8) Restore power or gas
- Electric: Once the tank is completely full and air is purged, turn the breaker back on.
- Gas: Return the control to your normal setting. If you turned it fully off, follow the lighting instructions on the unit.
9) Check for leaks
Look around the drain valve, the cold supply connection, and the T&P valve discharge pipe. A small drip now is a bigger headache later.
Gas vs. electric
The actual flushing steps are basically the same. The big difference is what can go wrong if you skip the safety step.
- Electric heaters: Never energize the heating elements unless the tank is full. Dry-fired elements can fail quickly.
- Gas heaters: Make sure the burner cannot fire while the water level is lowered. The goal is simple: no heating while the tank is draining.

How often to flush
- Most homes: Once a year is a solid habit.
- Hard water or well water: Every 6 months can help, especially if you notice rumbling or reduced hot water.
- Brand new heater: Start the first flush around the 1-year mark unless your installer recommends sooner.
If you’re consistent, flushing is usually quick and pretty uneventful. If you wait 8 years, it can get… character-building.
Older heaters
I’m not here to scare you, but I am here to be honest: on very old tanks, a heavy sediment layer can sometimes mask small problems that were already developing. When you flush, you might discover an issue you were going to have anyway.
That does not mean you should never flush an older heater. It means you should:
- Check the age (the serial number label usually has a date of manufacture).
- Inspect for existing rust or moisture around the base before you start.
- Be gentle with the drain valve and don’t force anything that feels like it will snap.
If your heater is 12 to 15+ years old and showing signs of leaking, plan for replacement soon. A flush won’t fix a tank that’s already on its last legs.
Troubleshooting
The drain valve won’t open
- Make sure you’re turning the right direction and using the correct tool (some need a screwdriver).
- Try gently working it back and forth. Do not crank on it like you’re loosening lug nuts.
- If it’s a plastic valve and it feels brittle, stop. Breaking it can turn your day into an emergency.
Water drains slowly or stops
This is often sediment clogging the drain opening.
- Try the burst method: open cold supply for 5 to 10 seconds, then close it, then drain again.
- If you need more venting, double-check that your hot faucet is fully open. Using a higher fixture can help.
Water is still dirty after several minutes
Some tanks need more time. Keep flushing in short bursts until it improves. If it never clears and you have hard water, consider installing a whole-house sediment filter or a water softener, depending on your situation.
Drain valve leaks afterward
Sometimes a little grit keeps the valve from sealing.
- Open and close the valve quickly once or twice to try to flush grit out.
- If it still drips, a simple and common upgrade is replacing the factory drain valve with a full-port brass ball valve. If you’re not comfortable with that, a plumber can do it quickly.
No hot water after refilling
- Electric: Confirm the breaker is on and the tank is fully purged of air. If elements were powered while dry, they may have failed.
- Gas: Confirm the unit is back to the proper setting per the label, and that ignition is functioning (pilot lit, if applicable).
Extra credit
Test the T&P valve yearly
This safety valve prevents dangerous pressure buildup. Place a bucket under the discharge pipe if possible, lift the lever briefly, and let it snap closed.
Important: On older valves, there is a chance it may not reseat cleanly and can start dripping. If you are not comfortable with that risk, skip the test and have it inspected during routine service. If it won’t release or won’t stop running afterward, replace it.
Check the anode rod every 3 to 5 years
The anode rod is the sacrificial metal rod that helps prevent the tank from rusting out. If it’s mostly eaten away, replacing it can add years of life to the heater.
